Investing in real estate in 2026 in Columbus, Ohio is possible even with rates remaining higher than investors had been getting for some time.

With the market becoming more balanced and less of a strong sellers market feeding frenzy there have been more and more opportunities coming available for investors.

The key is being hyperlocal in your search areas and analysis to find the right options to fit your strategy.  Some areas will still demand a premium price and have strong competition such as Upper Arlington, Worthington, Grandview.  Other areas have more inventory coming on market and taking longer to sell giving investor opportunities such as Olde Town East and areas around downtown.  

High demand areas with move in ready units will work well still for investors looking for a 1031x or that want capital preservation.  Properties in areas with longer days on market that need updates can work well for a value add property for a long term buy and hold.

There are many options that work for investors and the key to success is finding the right deals that best fit your overall investment strategy.
